Property managers & landlords
Tenant no-cool calls, make-ready turnovers and per-unit HVAC inspection forms, handled by the licensed contractor who does the work. Findings go in writing so you can make the call from your desk.

Tenant calls
A tenant call usually starts with three words: the AC quit. What you need is the cause, the cost and whether the system is worth fixing, without driving to the property yourself.
Gary Sharpe, the owner and licensed contractor, measures the system instead of guessing. You get the readings and a written quote before any work starts.
Call, book online or request a callback. Include the address, unit number, tenant name and phone, and any access instructions.
Pressures, superheat and subcooling, amp draw and static pressure. Diagnostic fee is $129, waived if you approve a recommended repair over $250.
You get a written quote before work starts. Once you approve and the work is done, the invoice lists the property and unit.
Turnovers & make-ready
The gap between tenants is the cheapest time to find problems. A clogged drain line or a weak capacitor found during make-ready costs less than a midsummer call from the new tenant.
Per-unit records
Each unit gets its own HVAC inspection form. Over a portfolio, those forms show you which systems are near the end of their life and which ones still use R-22 refrigerant.
That makes capital planning a spreadsheet exercise instead of a surprise. When a repair is recommended, the form comes with a written quote.
