Real estate HVAC inspections
An HVAC condition report for buyers, sellers, agents, investors and lenders, done by a Florida-licensed mechanical contractor. You get the equipment age, refrigerant type, measured readings and a plain-language summary.
Who it’s for
Find out whether the system has years left or needs a replacement budget before your option period runs out.
Know what a buyer’s inspector will find, and fix or price it in before listing.
Give clients a contractor’s readings when the home inspection flags the HVAC for further evaluation.
Document equipment age and condition on rentals, flips and properties you are financing.
What we check
Why it matters
A general home inspection usually confirms that the heating and cooling respond to the thermostat. An HVAC-specific visit goes further, with gauges and meters on the equipment.
Age and refrigerant type carry the most weight in a negotiation. U.S. production and import of R-22 ended in 2020, so a system that still uses it gets expensive to recharge after a leak.
Newer equipment is moving away from R-410A to lower-impact refrigerants under EPA rules. Knowing which refrigerant a system uses tells you what future repairs may involve.
How it works
Call or book online with the address, closing timeline, who gets the report and how to access the home. Power must be on so the system can run.
Each system is run and measured: refrigerant readings, temperature split, amp draw, static pressure, drain and ductwork.
Findings and readings in plain language. If repairs are recommended, a written quote comes with it so the numbers can go into the negotiation.
