Commercial Refrigeration

Skipping refrigeration maintenance?
It shows up as lost product and failed temps

Dirty coils, worn gaskets and failing fan motors give warning signs long before a box goes warm. Quarterly visits from Gary Sharpe, the licensed contractor who owns Langston’s, catch them early and leave you a written service log every time.

Quarterly maintenance, in short

Signs it is overdueDusty or greasy condenser coils, long run times, frost where it should not be, or torn gaskets.
What it preventsWarm boxes, iced coils, failed fan motors and compressors working harder than they should.
Typical visitEvery unit cleaned, checked and measured, with readings written into your service log.
When to startBefore the hot months, or right after a repair so the next problem gets caught early.

Why this happens in Florida

Your equipment never gets an off-season

In Northeast Florida, commercial refrigeration works against heat and humidity most of the year. Condensing units, reach-ins and ice machines reject heat into warm air month after month, so wear adds up faster.

Kitchen grease, lint and dust coat condenser coils steadily. A coil that is half blocked keeps running, just hotter and longer, until a fan motor or compressor gives out on a busy day.

Four visits a year means coils get cleaned before they choke and worn parts get flagged while you still have time to plan the repair.

What we check

Every visit, every unit, in writing

  • Box, cabinet and rail temperatures, compared against the 41°F cold-holding limit in the FDA Food Code.
  • Condenser coils cleaned, and condenser fan motors checked.
  • Evaporator coils, fans and drain pans inspected, and drain lines cleared.
  • Door gaskets, hinges, closers and strip curtains.
  • Freezer defrost heaters, timer settings, termination, and door and drain line heaters.
  • Refrigerant pressures, superheat and subcooling where service ports allow, and compressor amp draw.
  • Electrical connections and controls.
  • Ice machine descaling, sanitizing and water filter changes when they are due.

After each visit you get a written service log for every unit: the temperatures and readings taken, the work done, and anything that needs attention. Keep it with your records so you can show a health inspector what was done and when.

Between visits, keep product clear of evaporator fan covers, keep doors and lids closed, and note any unit that runs warm. Those notes help us find the cause faster.

The FDA Food Code also expects each cold-holding unit to have a thermometer placed to read the warmest part of the box. We check those against our own instruments on every visit.

How the job runs

Three steps to get on the schedule

1

Call for plan pricing

Call (904) 467-1100, Monday through Saturday, 8 AM to 8 PM. Plan pricing depends on how many units you have and what kind they are.

2

Walk-through and first visit

3

Quarterly visits and written quotes

Visits repeat every quarter with a fresh log. Any repair that turns up gets a written quote before work starts.

Straight answers

Common questions

How much does a commercial refrigeration maintenance plan cost?

Call (904) 467-1100 for plan pricing. It depends on how many walk-ins, reach-ins, prep tables and ice machines you have.

Why quarterly instead of once a year?

Kitchen grease and lint can foul a condenser coil well within a year, especially through a hot summer. Quarterly visits keep coils clean and catch worn parts before they fail.

What is in the written service log?

For each unit, the temperatures and readings we took, the work done, and anything that needs attention. You keep a copy to show what was done and when.

Does the maintenance plan include ice machine cleaning?

Ice machines can be included, with descaling, sanitizing and water filter changes when they are due. Most manufacturers call for cleaning at least every six months.

What happens if you find a problem during a visit?

We show you the reading or the worn part and give you a written quote before any work starts. Nothing gets replaced without your approval.

Get it measured, get it fixed, get a written price first.
