Fruit Cove · St. Johns County
Fruit Cove takes its name from the orange groves planted along the St. Johns River and Cunningham Creek in the 1870s. Today it is mostly subdivisions built during two decades of fast growth, and many of those homes are on their first or second air conditioner.

Growth by the decade
Rev. Theophilus Moore bought 100 acres here in 1873, planted oranges and named the place Fruit Cove. The modern community came much later: the population went from about 5,900 in 1990 to about 29,400 in 2010, and Julington Creek Plantation alone covers more than 4,000 acres.
Systems from that period are aging out. A house from the late 1990s may be on its second outdoor unit but still have the original air handler and attic ducts, and anything installed before 2010 could still be running on R-22.
Between the river and the creeks, the air stays heavy for much of the year. Matching a replacement condenser to an old indoor coil is a common shortcut that can leave a house humid and drive bills up, so the whole system is worth checking before anything is swapped.
Before you replace
Langston’s written quotes spell out those answers before work begins. Financing through Synchrony, GreenSky, Wisetack or a credit union loan is available.
Before a replacement visit
It helps to find the model and serial numbers on both the outdoor unit and the indoor air handler. The serial number usually encodes the year the equipment was built, which tells you whether the two halves are original to the house or were replaced at different times.
Note any rooms that run warm, any history of drain clogs, and roughly what your summer power bills look like. With that, plus static pressure and refrigerant readings, Mr Gary can size a replacement to the house rather than copying the old unit.

Straight answers
Usually not. A new condenser paired with an old, mismatched indoor coil can hurt efficiency and humidity control, so a matched system is the safer choice.
Yes. Existing R-22 systems can still be serviced with recovered or reclaimed refrigerant, but supply is limited, so a leak is often a good time to price replacement.
Yes. Langston’s repairs, maintains and replaces heat pumps as well as straight AC systems with heat strips or gas furnaces.
