Permits

Who issues HVAC permits in St. Johns County

The St. Johns County Building Department permits and inspects construction in the county, and its online system covers mechanical permits. Unincorporated communities such as Ponte Vedra Beach and Nocatee fall under the county.

Two cities run their own permitting. The City of St. Augustine handles permits through its Planning and Building Department (permits and licenses page), and the City of St. Augustine Beach has its own Building Department.

Two details catch people out. Hastings dissolved as a town in 2018, so it is now under the county. And part of the Nocatee development sits across the line in Duval County, where the City of Jacksonville issues permits.

Where we work

St. Johns County communities we serve

Ponte Vedra Beach is about 18 miles southeast of downtown Jacksonville, and Nocatee straddles the Duval line. St. Augustine and St. Augustine Beach anchor the coast, and Hastings is farm country inland.

What homes need

What St. Johns County homes need

Near the ocean, in St. Augustine Beach and Ponte Vedra, salt air corrodes outdoor coils, fins and electrical connections faster than it does inland. A coil rinse and a close look at the condenser during maintenance help those parts last.

A lot of newer equipment uses variable-speed motors and electronic controls. Those systems reward careful diagnosis and punish guesswork, because swapping parts until something works gets expensive.

Whatever the age of the house, the same measurements apply: refrigerant pressures, superheat and subcooling, amp draw and static pressure. They show whether you need a repair, duct work or a replacement.

Larger homes sometimes run two systems or one zoned system. A zoning problem can look like a failed unit, so dampers and controls deserve a check along with the equipment.

More on thermostats and zoning.

The residential diagnostic fee is $129, waived if you go ahead with a recommended repair over $250. You get a written quote before any work starts.

Straight answers

Common questions

Who issues HVAC permits in St. Johns County?

The St. Johns County Building Department covers the unincorporated county, including Ponte Vedra Beach and Nocatee. The cities of St. Augustine and St. Augustine Beach run their own permitting.

Is Hastings permitted by the county?

Yes. Hastings dissolved as a town in 2018 and St. Johns County took over, so permits there go through the county Building Department.

Does salt air really affect an AC unit?

Yes. Salt in coastal air speeds up corrosion on outdoor coils, fins and electrical connections. Rinsing the coil and inspecting the condenser during maintenance helps.

Do you offer discounts?

Yes. Military, first responders and seniors get 10% off residential work.
