HVAC service in St. Augustine
Historic districts, small lots and air off the Matanzas

In the oldest continuously inhabited European-founded city in the continental U.S., a new condenser spot or a line set on an outside wall can raise preservation questions before cooling ones. Mr Gary plans around those limits and quotes the job in writing first.

Preservation, space and water

What St. Augustine homes put their AC through

The city has five Historic Preservation zoning districts, and a Certificate of Appropriateness is required for most work inside them. Before moving an outdoor unit, running refrigerant lines up a visible wall or adding equipment to a historic building, check with the city’s historic preservation staff on whether the job needs review.

Lots in the older neighborhoods are small. Lincolnville, listed on the National Register in 1991, was laid out with narrow streets and houses built close to the street line, which leaves little room for a condenser and its clearances; ductless systems often fit these houses better than new duct runs. A mini-split head can also be placed to keep the exterior change small.

Water is the other factor. The city opens to the ocean through the St. Augustine Inlet, and Hurricane Matthew flooded much of downtown in 2016; any outdoor unit that has sat in floodwater should be inspected before it is switched back on.

Near the water

A salt and flood checklist for St. Augustine owners

  • Rinse the outdoor coil with fresh water regularly; salt slowly eats aluminum fins
  • Watch for flaking fins and corrosion on the cabinet, base pan and electrical terminals
  • After high water, have the electrical parts and compressor checked before restoring power
  • When replacing equipment, ask about coated coils and a raised mounting location

Businesses in the old city

Commercial cooling and refrigeration in St. Augustine

Restaurants, shops and inns in older buildings often have tight mechanical spaces and equipment tucked wherever it would fit. When a walk-in cooler or ice machine stops keeping up on a busy weekend, the loss is product and sales, not just comfort. Access is part of the plan in a building like that, from where the condenser sits to how the line set reaches the indoor unit.

Langston’s works on commercial HVAC and refrigeration, including walk-in coolers and freezers, reach-ins, prep tables and ice machines. The commercial diagnostic is $149, waived on repairs over $300, and the quote comes in writing first.

Common questions

Do I need city approval to move my AC unit in a historic district?

Possibly. Most work in St. Augustine’s Historic Preservation districts needs a Certificate of Appropriateness, so check with the city’s historic preservation staff before changing anything visible from outside.

Is a ductless mini-split a good fit for an older St. Augustine house?

Often it is. Mini-splits need only a small line set opening instead of new ductwork, which helps in houses with little attic or crawlspace room.

My outdoor unit was in floodwater. Can I turn it back on?

Leave it off until it has been inspected. Water in the electrical components or compressor terminals can cause damage or a safety hazard when power is restored.
