Permits

Who issues HVAC permits in Clay County

Most of Clay County is unincorporated, and permits there, including Fleming Island, go through the county’s Building Division in Green Cove Springs. The division handles licensing, permitting and inspections and publishes its own mechanical permit application.

Two municipalities run their own offices. The Town of Orange Park has a Building Inspection and Permitting Division, and the City of Green Cove Springs has its own Building Division.

Keystone Heights works differently. The city’s public works director reviews the project first, then the permit is submitted to Clay County.

Where we work

Clay County towns we serve

Orange Park and Fleming Island sit along the St. Johns River in the northeast corner of the county. Keystone Heights is out in the lake country to the southwest, and Green Cove Springs, the county seat, is on the river.

What homes need

What Clay County homes need from an HVAC system

Much of Clay’s housing went up as the county turned suburban. Systems installed in the same building wave tend to wear out around the same time, so it pays to know whether yours needs a repair or is close to replacement.

Humidity is a year-round job here. An oversized or undercharged system cools the house without drying it, and rooms feel sticky. Airflow, refrigerant charge and humidity control all play a part.

In many Florida homes the ductwork runs through a hot attic, so a torn or disconnected duct means paying to cool the attic. Measuring static pressure and checking the duct system shows whether duct repair would fix a room that never cools.

Before any quote, you see the readings that show what is actually wrong:

  • Refrigerant pressures
  • Superheat and subcooling, to judge the charge
  • Amp draw on the compressor and motors
  • Static pressure, to judge airflow through the ducts

The residential diagnostic fee is $129, waived if you go ahead with a recommended repair over $250. You get a written quote before any work starts. Financing is available on larger jobs.
