Middleburg · Clay County
Middleburg sits between the north and south forks of Black Creek, with a small historic district by the old ferry landing and newer neighborhoods spreading out around it. Mr Gary handles cooling and heating in both.
Local snapshot
Old town, new streets
Middleburg traces back to a ferry crossing on Black Creek in the 1820s and was the county seat until 1874. Its 60-acre historic district along Main Street went on the National Register in 1990, but those houses are a small slice of the town, because the population roughly doubled between 1990 and 2010.
That growth left Middleburg with homes of very different ages, and the HVAC varies just as much. A heat pump from the 1990s and one installed last year need different attention: the older one may need a replacement plan, while the newer one mostly needs clean coils, a clear drain and the right charge.
Being well inland, Middleburg misses most of the afternoon sea breeze the coast gets, so outdoor units sit in full heat longer on summer days. Census figures also still count part of the community as rural, where brush and vines grown up around a condenser can choke its airflow.
Winter matters here too
When a cold front comes through, heat pumps lean on their backup heat strips, and a burned-out strip or a bad sequencer shows up fast. A heating check before the first cold night covers:
Moving to Middleburg
Construction is underway on the First Coast Expressway, including an exit in Middleburg, and the town keeps drawing new residents. For a buyer, the HVAC in a Middleburg house could be a 1990s original or a recent install, and the listing does not always say which.
An HVAC inspection before closing tells you the equipment’s age, refrigerant type and condition, with measured readings rather than a glance at the thermostat. Langston’s puts the results in writing so you can take them into negotiations.
