HVAC service in Lake Asbury
A 2000s boom town now reaching repair age

Lake Asbury wraps around a small reservoir north of the center of Clay County, with Black Creek along its northern edge. Most of its homes went up after 2000, and the systems that came with them are now old enough for repairs to start adding up.

One wave of houses

What Lake Asbury homes put their AC through

The census counted about 2,200 people here in 2000 and about 8,700 in 2010, an increase of nearly 300 percent. Communities like Rolling Hills at Lake Asbury, a 562-acre master plan with more than 200 acres of preserve beside the Bradley Creek Greenway, were launching around 2007.

A wave of houses built over a few years means a wave of air conditioners aging together. At 15 to 20 years old, capacitors, contactors and blower motors wear out, coils start to leak, and owners begin weighing one more repair against a new system.

The reservoir, the creek and the preserve land all keep moisture in the air. Clogged condensate drains are a routine summer problem in conditions like these, and a float switch that shuts the system down before water reaches the ceiling is an inexpensive safeguard.

How a visit runs

From the first call to a decision

1

Measure

Mr Gary checks pressures, superheat and subcooling, amp draw and static pressure, and shows you the numbers.

2

Quote in writing

The $129 diagnostic is waived if you go ahead with a recommended repair over $250. If replacement is worth considering, you get that price too.

3

Decide

Repair, replace or wait; it is your call. Financing is available through Synchrony, GreenSky, Wisetack or your credit union.

Staying ahead of it

Keeping a Lake Asbury system healthy

Houses finished before 2010 may still have R-22 equipment, and a slow leak on one of those gets more expensive to chase each year. If your outdoor unit’s data plate lists R-22, it is worth knowing before a hot July weekend, not during one. The refrigerant type is printed right on the label, so it takes a minute to check.

For systems that are still in good shape, regular maintenance does most of the work: a clean condenser coil, a flushed drain, a tested capacitor and a confirmed charge. A maintenance plan puts those visits on a schedule so they actually happen. Ask for the float switch and drain slope to be checked too, since those are what protect your ceilings.

Straight answers

Common questions

My Lake Asbury home was built in the mid-2000s. What usually fails first?

Capacitors, contactors and blower or fan motors are common wear items at that age, and evaporator coil leaks start to appear. A measured diagnosis shows which parts are actually failing.

Should I repair or replace a system that is 18 years old?

It depends on what failed and how the rest of the system tests. You get written prices for both options so you can compare them side by side.

Can I finance a new system?

Yes. Langston’s works with Synchrony, GreenSky and Wisetack, or you can use a home-improvement loan from your own credit union.
