Lawtey is a small city, and its homes need the same careful diagnosis as any in Jacksonville. We service it on scheduled visits.
Quick facts
Local conditions
Lawtey was incorporated in 1905 and sits on US 301 about seven miles north of Starke, with I-10 roughly 18 miles north at Baldwin. It covers about a square mile and a half, well inland and away from the coastal salt that wears on beach-town equipment.
North Florida summer nights stay humid, and a system that cools the air without pulling water out of it leaves a house feeling damp at 75 degrees. The usual causes are an oversized unit, a fan left on instead of auto, or low airflow across a dirty coil.
In smaller homes, or in an addition the original ducts never reached, a ductless mini-split can be a cleaner fix than stretching old ductwork. It cools one space on its own thermostat and pulls moisture out while it runs. Each indoor head works independently, so you are not cooling the whole house to fix one room.

A spring tune-up before the humid months is the easiest way to catch a weak capacitor or a slow drain before either one causes a breakdown.

The system may be cooling without removing enough moisture, often from oversizing, a fan set to on, or low airflow. We measure humidity and airflow to find which.
Often, yes. It avoids extending ductwork that may already be undersized and gives the room its own control.
