Permits

Who issues HVAC permits in Nassau County

The Nassau County Building Department in Yulee issues permits, reviews plans and inspects work in the unincorporated county, which includes Yulee. It publishes its own mechanical permit application.

Three municipalities handle their own permits. The City of Fernandina Beach has a Building Department, the Town of Callahan takes mechanical permit applications through its building and zoning office, and the Town of Hilliard has its own building official.

If you aren’t sure whether your address is inside town limits, check before a replacement is scheduled. Under the Florida Building Code, replacing a part inside a single piece of equipment, such as a capacitor, generally doesn’t need a permit. Replacing the system does.

Where we work

Nassau County towns we serve

Fernandina Beach is the only city on Amelia Island, the county’s one inhabited island. Yulee is the largest community, and Callahan and Hilliard are farther inland.

What homes need

What Nassau County homes need

On Amelia Island, salt air and wind off the water wear on condensers. Coils, fins and the electrical terminals on the outdoor unit corrode faster close to the coast.

Inland, around Yulee and beyond, the main enemy is humidity. A system that short-cycles or is oversized cools the air without drying it, leaving rooms sticky. Humidity control starts with getting airflow and charge right.

Rayonier’s Wildlight project is planned to turn thousands of acres of pine forest in Yulee into homes, offices and schools, so new equipment will keep arriving. New systems need the same basics as old ones: correct refrigerant charge, a clear drain line and ductwork that doesn’t leak into the attic.

Larger repairs and replacements can be paid over time through financing, and seniors, military and first responders get 10% off residential work.

Before any quote, you see the measured readings behind the diagnosis:

  • Refrigerant pressures
  • Superheat and subcooling, to judge the charge
  • Amp draw on the compressor and motors
  • Static pressure, to judge airflow through the ducts

The residential diagnostic fee is $129, waived if you go ahead with a recommended repair over $250. You get a written quote before any work starts. See how an AC repair visit runs.
