What Neptune Beach homes put their AC through

Neptune Beach got its name in 1922 from a small train station a local commuter built near his home, and it split from Jacksonville Beach in 1931 after residents decided they were paying taxes without getting city services. It remains its own city today and is the smallest of the Jacksonville Beaches communities. On the map, about two-thirds of its area is water.

With that much water around, the air rarely dries out. The air conditioner does most of the dehumidifying in a Florida house, so a system that is oversized, has its fan set to run nonstop, or is low on refrigerant can hold the temperature and still leave the house clammy. Indoor humidity is worth measuring rather than guessing at.

Homes left closed up for a stretch, whether for a trip or between tenants, can turn musty in humid weather if the thermostat is set too high. A WiFi thermostat lets you check the house from your phone, and many models show humidity as well as temperature.

  • Indoor humidity and how long the system runs per cycle
  • Fan setting and blower speed
  • Condensate drain flow, which never really gets a break here
  • Outdoor coil fins that flake or crumble when touched

Drains and coils

Wear inside and out

Salt still reaches units on the marsh side of town. Rinsing the outdoor coil with fresh water during routine service helps, and replacing worn electrical parts before summer is cheaper than replacing them after the unit stops. Once fins start crumbling at a touch, the coil is near the end of its useful life.

Indoors, constant condensation keeps the drain line busy. Algae and sludge build up in the line and pan, and a clog can trip the safety switch or spill into a ceiling, so flushing the drain belongs on every maintenance visit.

Straight answers

Common questions

Why does my house feel damp even with the AC running?

Common causes are an oversized system that shuts off too quickly, a fan left in the ON position, or low refrigerant. Measuring humidity, airflow and charge shows which one applies.

What should I set the thermostat to when I’m away?

Leave the AC running at a moderate setting rather than off, so the house doesn’t sit in humid air. A WiFi thermostat lets you check and adjust it remotely.

Do you work on rentals in Neptune Beach?

Yes. Langston’s handles HVAC for property managers and landlords, including turnovers and inspection forms.
