Langston’s Heating & Air Conditioning works out of a shop on Electra Drive South in Westside Jacksonville. The owner, Gary Sharpe, is the licensed contractor and does the work himself.

Permits
Because the city and county governments are consolidated, most of Duval County is permitted by the City of Jacksonville’s Building Inspection Division. The city’s residential permit guidance says heating and air conditioning work must be done by certified contractors and needs its own permit.
The beach cities run their own building offices. Jacksonville Beach has a Building Inspection Division, Atlantic Beach has a Building Division, and Neptune Beach lists heat and air conditioning among the permits handled by its Planning & Community Development department.
Baldwin also kept its own town government, so confirm the issuing office for a Baldwin address before a replacement. Under the Florida Building Code, replacing a part inside a single piece of equipment, such as a capacitor, generally doesn’t need a permit. Replacing the system does.
Where we work
Jacksonville covers most of the county, from the Westside, where our shop is, to Arlington, the Southside, Mandarin and the Northside. The three beach cities and Baldwin each have their own page.
What homes need
Jacksonville’s cooling season is long and humid, so a system here spends much of the year pulling moisture out of the air as well as heat. A unit that cools but leaves rooms clammy usually has a sizing, airflow or refrigerant charge problem, not a thermostat problem.
Near the beaches, salt air works on outdoor coils, fins and electrical connections. Rinsing the condenser coil and checking for corrosion at each maintenance visit helps those parts last.
Common problems across the county include failed capacitors, refrigerant leaks, clogged drain lines and ductwork leaking into hot attics. A diagnosis with real readings, like pressures, superheat, subcooling, amp draw and static pressure, shows which one you have before you spend money.
Commercial customers get the same approach. The commercial diagnostic fee is $149, waived on repairs over $300, and you get a written quote first.
As a member of the First Coast Apartment Association and JAXREIA, Langston’s also works with landlords and property managers on turnovers and inspection forms.
The residential diagnostic fee is $129, waived if you go ahead with a recommended repair over $250. You get a written quote before any work starts.
