Duval County · Southside
The Southside mixes 1960s subdivisions, golf communities, large apartment complexes and commercial space. Langston’s handles owner-occupied, rental and commercial systems with the same measured approach.
Quick facts
Local conditions
Construction of I-95 in the 1960s turned a rural stretch south of the river into the Southside. Deerwood was founded as a country club community in the early 1960s, and Baymeadows opened in 1968 along with a wave of apartments and business parks near its interstate exit. J. Turner Butler Boulevard opened its first segment in 1979, and the Southpoint office park followed in 1980.
Today the area runs from those older subdivisions to the St. Johns Town Center district, and much of its newer apartment stock went up after 2000. Systems installed in that building wave are now old enough that compressors, coils and blower motors start to wear out.
Rentals bring their own problems. A clogged condensate line in an upstairs unit can leak into the one below, and filters that go unchanged between tenants starve the coil of airflow.
In apartments and townhomes the air handler usually sits in a hall closet or small utility space, so an undersized return grille or a tight closet door can choke airflow. That tends to show up as a frozen coil or a system that runs all afternoon without catching up.
For owners and managers
Langston’s handles turnovers and inspection forms for property managers and investors, and is a member of the First Coast Apartment Association and JAXREIA. Office and retail spaces get the same written-quote process, with a $149 commercial diagnostic waived on repairs over $300.
Buying a Southside condo or rental? An HVAC inspection before closing tells you the real age and condition of the system you are about to own.
