Duval County · San Marco
San Marco’s homes went up from the mid-1920s into the 1940s, and many have had air conditioning added and replaced since. Langston’s diagnoses with gauges and meters, then puts the price in writing.
Quick facts
Local conditions
San Marco broke ground in 1925 on 80 acres of a former riverside estate, and its first lots sold out within hours. The developer planned an Italian Renaissance look, but most houses ended up in the mix of styles popular in the late 1920s, and lots kept selling into the 1940s. The St. Johns River forms the neighborhood’s western edge.
That spread of build dates matters for HVAC. A 1927 house and a 1947 house on the same street may have very different attic depths, duct layouts and electrical service, and both predate the point when central air became standard. Before quoting a replacement, Mr Gary checks the existing ducts and static pressure so new equipment is matched to the house rather than to the old nameplate.
Living right on the river also means moist air for most of the year. A system that cools quickly but shuts off before it has run long enough to dry the air can leave a house feeling damp, which is why indoor humidity deserves a measurement, not a guess.
San Marco Square
San Marco Square’s 1927 Mediterranean Revival buildings and 1938 Art Deco theater anchor a busy commercial strip. Langston’s services commercial HVAC and refrigeration, including walk-in coolers, reach-ins, prep tables and ice machines. Commercial calls carry a $149 diagnostic, which comes off the bill on any repair above $300.
Restaurant refrigeration tends to struggle on the hottest, busiest days, when condensers are rejecting the most heat. Clean condenser coils and door gaskets that seal properly keep a walk-in or reach-in from falling behind.

Straight answers
Yes. Restaurant equipment such as walk-ins, reach-ins, prep tables and ice machines is part of the work, along with the building’s heating and cooling.
An oversized system or one with airflow problems can cool the air without running long enough to remove moisture. Measuring indoor humidity and airflow shows which it is.
Commercial visits start with a $149 diagnostic that is waived once you approve a repair of more than $300. The quote is in writing before work starts.
