Permits

Who issues HVAC permits in Flagler County

The Flagler County Building Department reviews plans and inspects projects in unincorporated Flagler County. Applications go in through Central Permitting in the county’s Growth Management department.

Palm Coast and Flagler Beach run their own. The City of Palm Coast Building Department lists mechanical permits among its permit types, and Flagler Beach handles permit questions through its Building Plan Reviews & Inspections Division.

For homes in Bunnell, Beverly Beach or Marineland, confirm the issuing office before a replacement is scheduled. Under the Florida Building Code, replacing a part inside a single piece of equipment, such as a capacitor, generally doesn’t need a permit. Replacing the system does.

Where we work

Flagler County communities we serve

Palm Coast is the largest city, Bunnell is the county seat, and Flagler Beach sits on the ocean.

What homes need

What Flagler County homes need

Along the beach, salt spray gets into the outdoor unit. Corroded coil fins and terminals cut efficiency and lead to electrical failures, so the condenser deserves a rinse and an inspection at every tune-up.

Fast growth means a lot of systems went in during the same years, and they tend to age together. A measured check of refrigerant charge, capacitor values and airflow tells you whether yours has years left or is close to replacement.

Seniors, military and first responders get 10% off residential work. See discounts and financing.

Humidity near the coast and the Intracoastal is constant, and a system that short-cycles never runs long enough to dry the air. Correct sizing, airflow and charge are the starting point for humidity control.

If your home heats with a heat pump, a defrost fault or a low refrigerant charge makes it lean on the backup heat strips in winter, and the power bill climbs. See heat pump repair.

Before any quote, you see the readings:

  • Refrigerant pressures
  • Superheat and subcooling, to judge the charge
  • Amp draw on the compressor and motors
  • Static pressure, to judge airflow through the ducts

The residential diagnostic fee is $129, waived if you go ahead with a recommended repair over $250. You get a written quote before any work starts.
